Project Type: Waterproofing Membranes / Pool Restoration
Project Scope: Remove a 12" concrete sloping slab from a failed roof membrane. Install a new sarnafil membrane. Refurbish the roof-top swimming pool and surrounding architectural details. Replace the private balcony concrete guardrails with new custom metal fixtures.
Challenge: Carefully replace the buildings roof-top boilers so the building was not without hot water and heat for more than 8 hours.
Project Type: Siding
Project Scope: Replace the existing wood shingles with new Hardie plank. Install Bloomberg windows and sliding glass doors. Replace the roofing.
Challenge: Work within a very tight budget and an extremely compressed schedule.
Project Type: EFIS / Waterproofing Membranes
Project Scope: Remove and replace large areas of EFIS siding and enhance building waterproofing. Remove and replace private and common are deck waterproofing below concrete paver system.
Challenge: Integrate new drainable EFIS siding with conventionally installed EFIS in a watertight manner.
Project Type: Decks / Stucco / Windows & Doors / Waterproofing Membranes
Project Scope: Replace existing stucco to facilitate window replacement and additional flashings over the greenhouse windows. Enhance performance of the building envelope.
Challenge: The weather along the beach. Creating a watertight exterior wall system regardless of only partial replacement of stucco, windows, and flashings.
Project Type: Pool / Stucco / Windows & Doors / Structural Repairs
Project Scope: Replace front and rear stucco facades thorough-out the complex with all new windows and sliding glass doors. Replace termite infested structural beams in lower units.
Challenge: Create usable construction storage space within the tight complex and on streets with restricted parking.
Project Type: Windows & Doors
Project Scope: Replace top floor greenhouse windows with selected "punch out" windows. Waterproof exterior masonry walls.
Challenge: In an 8 story building replace single unit two story custom greenhouse windows with complete weather protection through-out the installation. Intricate coordination of rigging to weave together all scope items.
Project Type: Siding
Project Scope: Remove existing panelized wood shingle siding system and install over 500,000 square feet of beautiful hand laid individual cedar shingles.
Challenge: Working with a very tight budget and an extremely compressed schedule. We succeeded in meeting the owner’s goals!
Project Type: Siding / Decks / Waterproofing Membranes
Project Scope: Rebuild stairs, landings, walkways, and install new membranes below concrete topping scabs. Integrate Hardie Lap siding with 16" hardboard drop siding maintaning visual continuity.
Challenge: Weatherproof courtyards first, so work could proceed year round while maintaining emergency egress for tenants.
Project Type: Siding / Windows
Project Scope: Remove and replace siding with Hardie Lap siding. Replace windows as an owner optional upgrade.
Challenge: Extremely aggressive schedule. We had to prep and finish one tri-plex building per week.
Project Type: Siding / Decks & Rails / Waterproofing Membranes
Project Scope: Replace siding to facilitate installation of new metal flashings at doors, windows, and decks. Rebuild deck guardrails for long-term performance by installing solid waterproofing details.
Challenge: Integrate Hardie lap siding with existing 16" hardboard drop siding to achieve visual continuity. Achieved!
Project Type: Pool / Stucco / Windows & Doors / Structural Repairs
Project Scope: Remove and replace siding, decks, and waterproofing, at selected bay windows with water intrusion problems. Remove and replace exterior windows facing railroad with tri-glaze to insulate units for noise reduction.
Challenge: Reduce project costs. Focus was placed on changing scaffolding supported from the street level and a need for 24 hour guard service to a cantilevered beam system.
Project Type: Siding / Windows
Project Scope: Remove and replace over 50% of the framing on all 3 story decks surrounding the exterior of the buildings. Replace deck waterproofing and guardrails.
Challenge: Perform extensive deck structural repairs while executing caution and care of elderly residents.
Project Type: Siding / Windows
Project Scope: Fully replace all hardboard siding with new Hardie lap siding. Replace all windows and sliding glass doors.
Challenge: Maintain a very tight and aggressive schedule in spite of normal "construction issues."
Project Type: Structural / Siding / Windows / Waterproofing Membranes
Project Scope: Rebuild common entry decks and staircases incoporating new membranes. Install fire sprinklers, selected windows, and sliding glass doors. Execute extensive interior and structral repairs on fully occupied buildings.
Challenge: 31 4-plex building specifications, all with restricted installation due to site specific weather conditions. In response, we shrink-wrapped the buildings for environmental control, giving us the ability to work through the winter.
Project Type: Structural / Siding
Project Scope: Reinforce sagging roof hips. Modify and improve roof eve drainage system. Miscellaneous siding and trim replacement.
Challenge: Install significant structural timbers into existing roof framing and minimize collateral damage four floors in the air.
Project Type: Structural / Siding / Deck & Rails / Waterproofing Membranes
Project Scope: Swap out existing wood structural supports throughout a labyrinth of elevated walkways and landings with a new steel supporting framework. Install new waterproof membranes below concrete topping slabs at walkways.
Challenge: Creating a custom base plate below each steel column so drilled bolts would miss extensive aggregates of steel reinforcing, cables and conduits buried in the existing concrete slab.
Project Type: Stucco / Windows / Deck & Rails / Waterproofing Membranes
Project Scope: Remove and replace 100% of stucco exterior. Replace all windows and sliding glass doors. Install new sloped walkways and decks using walking surface membranes.
Challenge: Keep access to all units open and safe throughout extensive elevated walkway waterproofing and repair.
