Building Envelope Restoration and Waterproofing
The building envelope is your property’s first defense against the elements. Saarman’s building envelope teams have been diagnosing and repairing envelope failures in commercial and multifamily buildings for over 40 years. We bring in-house expertise in every component of the envelope system: roofing, exterior wall assemblies, waterproofing, window and door systems, and the flashing and sealant details that tie them all together.
What We Do
Our building envelope services cover the full scope of assessment, repair, and replacement:
- Roofing: membrane replacement, flashing repair, drainage system evaluation, and full roof system installation for flat and low-slope commercial roofs.
- Cladding and exterior walls: stucco remediation, siding replacement, weather barrier repair, and full wall assembly restoration. We evaluate the complete wall system from sheathing to finish, not just the surface layer.
- Waterproofing: below-grade systems, deck coatings, wall assembly waterproofing, and moisture management for balconies, walkways, and planters. Our waterproofing crews understand the materials, the details, and the failure points that matter most.
- Windows and doors: removal and replacement of window systems, frame flashing, and integration with the surrounding wall assembly. We handle single-unit replacements and full-building window programs.
- Diagnostics: moisture testing, infrared thermography, and destructive testing to identify the source and extent of envelope failures before we write a scope of work.
